Holland Plain GLS Tender Result: Sim Lian's S$454m Sole Tender and What It Means for Buyers

The Holland Plain tender closed on 7 May 2026 with a single tender, and URA awarded the site on 12 May 2026 to that sole tenderer, Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd, at S$454 million. This page sets out what the tender result actually fixed for a future Holland Plain buyer, what it did not, and how to tell this result apart from the second, larger Holland Plain site that URA has scheduled for tender in December 2026.

The Holland Plain tender at a glance

The per-square-foot figure is simple arithmetic on URA's per-square-metre rate (one square metre is about 10.764 sq ft). It is what the developer paid for the land per unit of allowable floor area. It is not a selling price, and no selling price has been announced yet.

What a single tender does and does not tell you

URA's award notice records that there was one tenderer and that the site was awarded to it. It gives no reason why other developers stayed out, so any explanation you read elsewhere is commentary, not part of the result.

For a buyer, the practical takeaways are narrower than the headlines suggest:

• The developer is settled. The two Sim Lian companies named by URA hold this site, so future announcements about the project should come from them.
• The planning envelope is settled. Whatever is built must fit within 28,291 m² of floor area and a 6-to-8-storey height limit, so expect a low-rise to mid-rise development rather than towers.
• The home count is still an estimate. URA's figure of about 280 homes is a planning estimate; the final unit mix and sizes depend on the developer's design.
• The selling price is not set by the land price. Construction, design, financing and the market at launch all sit between a land bid and a price list. Until Sim Lian publishes prices, the Holland Plain price page shows no figures, and you can contact us for an update.

How this result compares with Sim Lian's Holland Link award

Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd also won the Holland Link site, which URA awarded on 7 August 2025 to the highest tenderer at S$368,368,368, or S$15,414.84 per square metre of GFA, on a 99-year lease. Per square metre of floor area, the Holland Plain land cost about 4.1% more. A second Holland Plain tender is coming: do not mix up the results

URA's second-half 2026 Government Land Sales programme, announced on 3 June 2026, added a new Confirmed List site also called Holland Plain. It is a different and larger parcel:

When that tender closes, news of a "Holland Plain tender result" will refer to the 3.42-hectare site, not this one. Check the site area and the number of homes before you apply any figure to this development. Who will win that tender, and on what terms, is not known yet.

What the award still leaves open

The tender result answers who is building here and how large the development can be. Everything a buyer needs to choose a unit, from layouts to prices, will come from the developer's own launch materials.
